The Deloitte Tenant Improvement project was an exciting 30,000 square-foot renovation located in Manulife Place on the 15th and 16th floor.
The project required significant structural modifications, including the installation of an operable wall and the opening and modification of an existing stairwell. The team also had to integrate the new mechanical and electrical systems with the base building systems while minimizing disruptions to other occupied spaces. The renovation showcased high-end finishes such as specialty acoustical ceilings, sophisticated lighting and controls, and acoustic panels throughout, resulting in an impressive and visually stunning office space. Clark Builders expertly managed the procurement and installation of owner-supplied vendors for furnishings, IT equipment, and wayfinding.
One of the impressive feats of the Deloitte Tenant Improvement project was the team's ability to work within an occupied building while minimizing noise disruptions. To meet Manulife Place's strict noise policy, Clark Builders implemented an early shift for noisy work and used fans throughout the day to create white noise that would mask the remaining noise, demonstrating their ability to overcome challenges and meet the client's requirements.
Additionally, the building had strict guidelines regarding coring and trenching within the existing slab, which inspired Clark Builders and consultants to create a building policy for these scopes of work, showcasing the team's innovative and adaptive approach to tackling obstacles. Despite these hurdles, the project was completed successfully, resulting in a stunning high-end office space that exceeded Deloitte's expectations.
